Australian property downturn broadens as dwelling values decline

Falling property values, rising listing volumes, and longer selling times highlight a shifting real estate market where buyers hold pricing power and sellers must adjust expectations under higher interest rate pressures.

What happened

Property valuation firm Herron Todd White reported a broadening national housing downturn in its September 2026 review. Cotality data showed national dwelling values fell 3.1 per cent over the three months to August, with declines in every capital except Darwin. Annual sales volumes dropped 14.6 per cent, total listings rose 18.1 per cent, and median market time expanded from 28 to 39 days.

Why it matters here

For Australian property investors and homeowners, accumulating stock and discounted asking prices reflect reduced borrowing capacity and cautious buyer sentiment. Increased time on market signals that capital growth will remain subdued across most capital cities, requiring investors to focus on rental yields and long-term holding capacity rather than short-term capital gains.

What to watch

Listing levels, auction clearance rates, and price movements in upcoming spring housing market data to see if buyer demand stabilises or discounting deepens further.
