RBA details housing downturn impact on economic growth

Falling property market turnover is directly weakening immediate consumer spending on household goods, but the central bank views the overall wealth effect on broader economic activity as relatively contained.

What happened

Reserve Bank of Australia Assistant Governor Sarah Hunter stated that residential property turnover fell across the March and June quarters, with indicators suggesting further declines in the September quarter. Hunter noted that while housing is a primary transmission channel for monetary policy, the wealth effect on consumer spending remains modest and concentrated mostly in moving-related goods.

Why it matters here

Lower turnover reduces transactional economic activity and spending on furniture and appliances, dampening near-term retail sector earnings. However, because the central bank views the broader wealth effect as limited, property price drops alone are unlikely to alter monetary policy settings or force immediate central bank rate cuts.

What to watch

Monitor upcoming quarterly national housing transaction volumes and monthly retail trade statistics to gauge the full depth of property turnover impacts on consumer spending into late 2026.
