Sydney Dwelling Values Drop 4.9 Per Cent Over September Quarter

Lower borrowing capacity and elevated interest rates are accelerating price drops in Australia's largest housing market, urging property investors to maintain defensive cash buffers.

What happened

According to Cotality's October 2026 Housing Chart Pack, Sydney dwelling values fell 4.9% during the September quarter, pulling overall prices down 8.6% from their February peak. Industry forecaster Louis Christopher of SQM Research noted that Sydney housing could face a potential 20% peak-to-trough drop as auction clearance rates deteriorate and unsold housing stock continues to build across the market.

Why it matters here

Falling residential valuations diminish wealth effects for homeowners and constrain consumer confidence nationwide. For property investors, reduced buyer affordability limits refinancing options and compresses capital growth expectations. Tightening borrowing capacity means sellers are increasingly forced to accept steeper discounts, while lower property valuations reduce total loan-to-value safety margins for existing leveraged positions.

What to watch

SQM Research clearance metrics and upcoming monthly dwelling value indices to evaluate whether Sydney's price correction approaches the 20% peak-to-trough scenario.
