Property value dislocations open capital city price gaps

Property cycles have created major price dislocations across capital cities. Investors assessing relative value should weigh regional housing supply against long-term local economic fundamentals rather than national averages.

What happened

Research by Charter Keck Cramer identified major relative-value dislocations across Australian capital city property markets. Melbourne units are trading 26.5% below their long-term relative norm and Sydney units sit 15.8% undervalued, while Adelaide units show a record 35.5% overvaluation and Brisbane houses are 11.2% above historical norms.

Why it matters here

Historical analysis shows 85% of capital city value dislocations recalibrate over a median of 18 months. Recalibration does not require falling prices in overvalued markets; it often occurs through slower growth in outperforming cities while undervalued capital markets gradually catch up.

What to watch

Local property market transaction volumes and new listing data across Melbourne and Sydney markets.
