RBA Monitors Housing Impact on Economic Activity

Housing turnover has slowed sharply across Australia, acting as the primary transmission mechanism for monetary policy and dampening broader consumer spending associated with property transactions.

What happened

Speaking at the AFR Property Summit, RBA Assistant Governor Sarah Hunter explained that while the central bank has no target for house prices, housing serves as a key transmission channel for monetary policy. She noted turnover fell in the March and June quarters, with indicators suggesting further declines.

Why it matters here

Falling housing turnover impacts transaction-related economic activity, including household purchases of furniture and appliances. While the direct wealth effect on consumer spending remains modest, lower property turnover reduces credit growth and slows momentum across mortgage lending, residential construction, and real estate services.

What to watch

CoreLogic monthly transaction volume reports and the next quarterly Australian Bureau of Statistics publication detailing household consumption expenditure trends across major capital markets.
